Capital Improvement Projects

Bethlehem --
MB Mechanical - Following the replacement of the faulty gas valve, we continued to monitor Boiler #3. There were no faults this week, and we are confident the issue has been resolved.
MB will be onsite to perform burner analyses on all three boilers ahead of your state inspection on Wednesday. The inspectors will be looking for this information as part of their inspection. MB will leave the printed reports with the boiler information packages that I arranged on the workbench in the boiler room.
Profile Home Remodeling - Profile Home Remodeling was onsite this week to complete the masonry work around the boiler room window. They installed the remaining veneer each afternoon once temperatures had warmed up enough to allow the work to proceed. The pointing and final cleanup were completed Thursday afternoon.
ENE - ENE continues to finalize the front end of the controls project. This is a detailed and time-consuming process, but they are making good progress and expect to complete the graphics and automation shortly.
They are currently working with the IT department to establish a connection to the JACE but have been unsuccessful so far. ENE has also requested VPN access to allow them to remotely access the BAS once IT is able to provide the proper network routing for the JACE.
Once the front end is complete, ENE will begin the training process. They will also need to return after the ERV installations are complete to integrate the new units into the existing Building Automation System (BAS).
Lafayette --
ENE / BAS - We finally made a breakthrough with Modine this week, and they are working on scheduling a technician to come onsite. Dan from DHI and Emerson Swan have been instrumental in keeping the pressure on Modine and maintaining communication with everyone involved. As soon as the onsite visit is scheduled, I will update everyone.
Garage Door - The new garage door arrived this week; unfortunately, it was the incorrect size and will need to be reordered. Axion has expedited the replacement door and is hopeful it will arrive within the next few weeks. I will follow up with Axion early next week to get an updated ETA and will keep everyone informed of any developments.
Profile --
Presby Energy - The vaporizer is expected to arrive today. Once I receive confirmation that it has been delivered, I will reach out with an update on the anticipated installation schedule.
MB Mechanical - Boiler Room - MB will be onsite Monday with a Grundfos representative to review the second circulator pump gasket failure on Boiler #1. The representative will evaluate the failure and provide recommendations on how to address the issue moving forward.
This is not a common failure point, so we are working to determine what is causing the repeated issue and identify a solution to prevent it from happening again.
Rooftop Units - The rooftop unit installation has been postponed until next spring due to significant supply-chain delays. Nationwide shortages of large ERVs and air-handling units, driven in part by increased demand from data center construction, continue to impact equipment availability and lead times across the industry.
Four rooftop units are currently scheduled to arrive in January, while RTU-1 is scheduled for delivery in August. We are continuing to work with the supplier to determine whether RTU-1's delivery can be expedited.
Our plan is to begin installation in early spring, once weather conditions improve and snow has cleared from the roof areas. I will continue monitoring delivery schedules and coordinating with MB Mechanical to schedule the work as soon as the equipment becomes available.
Adam will also be back onsite next week to address several additional classroom overheating issues once the school receives the new actuators.
All repairs to RTU-1 and the classroom units have been completed at no additional cost to the district.
ENE / BAS - ENE continues to work on the graphics and automation for the front end of the controls system and expects to complete this portion of the project within the coming weeks.
This final phase is detailed and time-consuming, and I appreciate everyone's patience as they work through the remaining items.
Miscellaneous - Profile Home Remodeling was onsite Wednesday and Thursday this week to begin the tank pad site fencing. They will return on Monday and Tuesday next week to complete the project.
